Here are the basic steps we follow:We begin with a "Free"Comparative Market Analysis of your home with similar properties actively for sale and those sold within the last six months. This info, combined with a sense of the current housing market provides a realistic "Opinion of Value" to help establish a selling price range for your property.
When you sign a listing agreement with us, we place it in the Multiple Listing Service which makes it immediately available to every realtor on Cape Cod for presentation to potential buyers. Since January 2002, these same listings are also available to the public through realtor websites.
All new listings are displayed on The Internet from our web sites: www.pond-view.com and www.capecodspecials.com where they receive special treatment as printable photo mailers. They are also included on Realtor.com, the website of the National Assoc. of Realtors, one of the largest real estate websites in the country.
Signs placed on the property are second in importance to the MLS as they provide instant exposure and awareness to both potential buyers and other realtors. Signs represent almost 50% of our phone inquiries, especially by visittors who may want to see it ASAP.
Realtors Tour. As soon as listed, your home is shown to all of our agents and placed on the weekly Realtor Home Tour schedule to give all local realtors the opportunity to see it.
With Imagination. Successful marketing requires new ideas and imagination when creating a marketing plan to promote a wide variety of real estate especially those with very unique features.
Advertising. Our listings are advertised in the monthly Real Estate Book which is distributed all over Cape Cod and mailed to subscribers around the country. We also advertise weekly in the Falmouth Enterprise, the Cape Cod Times, the Boston Globe, and when needed, in the Wall Street Journal and New York Times.
Marketing Promotion. Professional photos are taken of each listing for our websites, the MLS, and to prepare flyers and postcards mailed to the surrounding neighborhood and to our mailing list. In addition phone calls, faxes, posters, and frequent open houses are also used to give each listing the broadest possible exposure.
