Here's what happened last year . . . In 2007, only 7 single family homes sold. The average price was $520,000 with no sales over $1,000,000 indicating an unwillingness by buyers to spend on the high end. By years end, there were only 4 active listings with 3 over $1,000,000 for an average list price of $1,047,225. As usual, conflict exists between sellers desires and buyers pocketbooks as 20 homes were either withdrawn from the market or their listings expired during the year. A few returned at reduced prices. 2006 was also a poor year, yet had 12 sales, 8 under 600K and 2 large ones to bring the average selling price to $1,144,000. Falmouth condo sales are sluggish with good choices in all price ranges whereas condos in the Heights are stacked on the high end with 10 of the 12 active listings priced over $1,000,000. The only sales were priced at 320K and 635K with one now pending at 745K. Falmouth Single Family Sales Are Up, but . . .the prices are down. At years end, the Cape Cod & Islands Multiple Listing Service show 438 sales for the year which is 14 more than last year, but a decrease in average value from 584K in '06 to 534K in 2007. This decline in sales prices should encourage homebuyers. For comparison, in 2005 there were 497 sales with a average value of 550K.
